Down Payment

The typical rule of thumb is to pay 20 percent of the home's price as your down payment, although some mortgage loans require as little as 3.5 percent down. Your down payment reduces the total amount of your mortgage loan, so the more money you put down, the lower your payments will be - or the more expensive a house you can buy.

Loan Term

Your loan program can affect your interest rate and monthly payments. Choose from 30-year fixed, 15-year fixed, and more in the calculator.

Loan Type

There are several types of mortgage loans, but the most commonly used are fixed-rate and adjustable-rate loans. Fixed-rate loans have the same interest rate for the entire duration of the loan. That means your monthly payment will be the same, even for long-term loans, such as 30-year fixed-rate mortgages. Two benefits to this loan type are stability, and being able to calculate your total interest up front. Adjustable-rate mortgages (ARMs) have interest rates that can change over time. Typically they start out at a lower interest rate than a fixed-rate loan, and hold that rate for a set number of years, before changing interest rates from year to year. For example, if you have a 5/1 ARM, you will have the same interest rate for the first 5 years, and then your interest rate will change from year to year. The main benefit of an adjustable-rate loan is starting off with a lower interest rate.

Interest Rate

This field is pre-filled with the current average mortgage rate. Your actual rate will vary based on factors like credit score and down payment.

Property Tax Rate

The mortgage payment calculator includes estimated property taxes based on the home's value. You can edit this in the advanced options.

Home Insurance

Home insurance or homeowners insurance is typically required by lenders, depending on the loan program. You can edit this number in the mortgage calculator advanced options.

HOA Fees

A homeowners association fee (HOA fee) is an amount of money that must be paid monthly by owners of certain types of residential properties, and HOAs collect these fees to assist with maintaining and improving properties in the association.

If you’re looking for the best real estate agent in Hawaii who you can trust, will have your back, and hustle for you then look no further - Lex Ferguson is your guy.   I’ve worked with dozens of agents over the past 20 years and all have disappointed except for 2; Lex is one of them.  They talk a big game to lock you into an agreement preventing you from pursuing another agent before they’ve proven themselves.  And once you’re locked into the agreement they show you how bad of an agent they are.  They don’t hustle, lookout for you, or offer you the expert guidance you expect and need.  They’re purely transactional and as soon as they get their commission from your purchase - they ghost you. NONE of this applies to Lex Ferguson.  He’s relational vice transactional and cares more about the relationship he has with his clients over making a sale.  His loyalty to you will make you latch to him and establish a deep trust that is the most important aspect of doing business when you’re about to spend a ton of money for a home in HI.  He earns your trust and strengthens it throughout every interaction during your search.  He hustles in every action he takes and has this incredible ability to maintain motivation and speed to work for you even when a sale is not on the horizon.  What he doesn’t hustle on is pushing a sale.  He imposes the highest pressure and standards on himself to provide you the best service you’ll get but he’ll never push a sale on you. When I was about ready to sign an offer with him but backed out because it was just too much to afford his response was “Dan, I don’t care how long it takes I will find you the house you want and you’ll love it”.   One month later I found the house I wanted and we made our best offer.  There were 14 offers.  My offer was the highest initial offer but I was 3rd from the bottom when all the escalation clauses kicked in.  The seller chose the cash offer and I gave up on the house.  Lex did not.  He maintained communications with the selling agent and the cash offer fell out of escrow.  So who got the first call of the 13 other offers you ask?  It was to Lex.  You can call it luck but if you experienced the hustle and rigor Lex put into every action he took to get this house you wouldn’t call it luck; you’d call it Lex.  If you want the best service and best chance to find your ideal home in HI then Lex is your guy. Two things I’d like to quote Lex on that I believe describe the type of person you’d be partnering with if choose 1. Because commissions out here probably average $40k+, I asked Lex if he has a min commission range he strives for to make his time worth the effort. His response: “Dan, do you know many tables you have to wait to make $10k? I waited tables growing up and you have to wait a lot of tables to make that kind of money. I don’t have a minimum and I don’t focus on the money on anything other than providing for my family. I focus on my clients’ needs. That’s what matters 2. Few days Before closing day, I did a walk through. The lawn looked like a jungle and needed to be cut. Lex coordinated everything but never received confirmation from the seller. He panicked and woke up at 4am to check the property before I got there to ensure it was done so I went into closing satisfied and excited about closing. This level of attention to detail, punctuality, and professionalism is not normal but it is what puts Lex above the rest. Finally, the only time I spend writing reviews are for exceptional experiences and when I write them I try to offer metrics and factors that say more than “he’s great. Hire him”. Also, my few reviews online are the same as my recommendations to my friends and family. Lex is the real deal and you may not have to experience how bad it could be out here if you’re smart enough to go with Lex. The best first step you can make to protect your future investment is to partner with him. Good luck on your search!
